How much does foundation crack repair cost?

For a simple, non-structural foundation crack, current 2026 consumer cost guides commonly show professional repair around $250 to $800 per crack. That number can be useful for planning, but it does not apply to every crack.

If the crack is related to settlement, wall movement, bowing or another structural condition, the repair can move into the thousands or tens of thousands because the contractor may be stabilizing the foundation rather than simply sealing the crack.

Non-structural crack repair

Stable vertical or diagonal cracks in poured concrete may sometimes be repaired with epoxy or polyurethane injection, sealing or patching. The goal may be to stop water entry, bond the crack or protect the concrete rather than correct structural movement.

Structural crack repair

Horizontal cracks, stair-step cracks, displacement across a crack, active widening or cracking combined with sloping floors and sticking doors can point to a larger problem. Repairs may involve wall reinforcement, anchors, underpinning, piers, drainage correction or other stabilization work.
