How much does foundation underpinning cost?
Underpinning is used to strengthen or extend support beneath a foundation when settlement or inadequate bearing conditions require a deeper or more stable load path. Because the work can involve multiple support points, engineering and difficult access, the total can vary widely.
The most useful way to compare estimates is to understand the proposed system, number of supports, target depth and whether the scope includes lifting, stabilization only or related drainage and restoration work.
What underpinning can include
- Push piers: driven using the structure as resistance and commonly used for settlement stabilization in suitable conditions.
- Helical piers: screwed into the ground to a designed resistance and used in a range of foundation and support applications.
- Concrete or traditional underpinning: may involve excavation and extending the bearing area beneath existing foundation sections.
- Engineering and monitoring: some projects include structural design, elevations, load calculations or movement monitoring.
- Lifting or stabilization: a proposal may aim to stop further movement, recover some elevation, or both.
Why pier count matters
The number of support points is one of the largest cost drivers, but it is not the only one. Mobilization, soil depth, equipment access, excavation, engineering and restoration can make the total differ even when two projects use a similar number of piers.

Access and soil conditions can change the scope
Limited side-yard access, interior installation points, slabs, porches, landscaping and utilities can make work more complex. Required depth can also vary with soil conditions and the bearing layer the repair design is trying to reach.
Compare the design, not just the total
One bid may include more piers, engineering, lifting, plumbing checks, permits or concrete restoration while another excludes them. Ask each contractor to identify support locations on a plan and explain why that layout fits the observed movement.
Questions to ask before signing
- What evidence shows that underpinning is needed?
- What type of pier or underpinning system is proposed?
- How many support points are included and why?
- Is the goal stabilization, lifting or both?
- How is installation depth or resistance verified?
- Are engineering, permits, concrete repair and landscaping restoration included?
Watch for settlement symptoms, but do not self-diagnose
