Stair-step foundation crack: what the pattern can tell you

A stair-step crack usually follows mortar joints in brick or concrete block, creating a diagonal step-like pattern. It can appear when parts of a wall or foundation move differently, but the pattern alone does not tell you the severity or the correct repair.

What professionals may look at

  • Width: whether the crack is hairline, open or getting wider.
  • Displacement: whether one side has shifted in or out compared with the other.
  • Location: whether the crack is near a corner, opening or area of known settlement.
  • Change over time: whether dated photos show growth or repeated movement.
  • Related symptoms: sticking doors, sloping floors, separated trim or other cracks can provide context.

Settlement is one possible explanation

Differential settlement can place stress on masonry and produce diagonal or stair-step cracking. Soil moisture changes, drainage, fill conditions and structural load can all influence movement. That does not mean every stair-step crack requires underpinning or piers; the repair should follow the cause rather than the crack shape alone.

When monitoring may be useful

If a crack is small and stable with no other movement signs, a professional may recommend monitoring rather than immediate structural work. Take a clear photo with a ruler or reference scale, record the date, and repeat the photo under similar conditions. Do not use cosmetic patching as proof that movement has stopped.

Warning signs that justify a closer look

  • The crack is widening over weeks or months.
  • The masonry is visibly displaced.
  • Several cracks appear in the same area.
  • Doors or windows nearby stop fitting normally.
  • Floors slope or trim separates at the same time.
  • A prior repair opens again.

  • What evidence shows whether the crack is active or stable?
  • What is the proposed cause of the movement?
  • Is the repair sealing the crack, stabilizing the structure, or both?
  • If piers are proposed, why are they needed and how many?
  • Should drainage or soil conditions be corrected as part of the work?
