How much does foundation waterproofing cost?
Foundation waterproofing can mean several very different projects. A contractor may be sealing a limited entry point, installing an interior drainage system, excavating the exterior, adding a membrane, or combining drainage and waterproofing.
Common waterproofing scopes
- Exterior membranes: foundation walls may be excavated, cleaned and covered with a waterproof or drainage membrane.
- Exterior drains: perimeter drainage can be installed or repaired to move water away from the foundation.
- Interior drainage: channels or drain tile can collect water that reaches the inside perimeter.
- Crack and penetration sealing: localized entry points may be addressed when movement is not the underlying problem.
- Sump equipment: pumps and discharge lines may be part of the water-management system.
Why exterior work is often more involved
Excavation depth, landscaping, decks, patios, utilities, soil conditions and limited equipment access can add substantial labor. The final cost also depends on how much of the foundation perimeter must be exposed and restored.

Structural problems are a separate scope
Water can enter through cracks, but not every crack is only a waterproofing problem. Widening cracks, horizontal cracks, stair-step cracking or wall movement may justify structural evaluation before a waterproofing-only repair is selected.
Questions to ask contractors
- Where is the water entering?
- Why is interior, exterior or combined work being recommended?
- What drainage is included with the waterproofing?
- Does the quote include excavation and restoration?
- Are crack repairs structural or only water sealing?
- What maintenance and warranty terms apply?
Compare the same method, not only the total
Two estimates can differ because one contractor proposes water management from the inside while another proposes excavation and exterior waterproofing. Ask each contractor to identify the same water source and explain why the proposed method fits it.
