The calculator uses broad national planning bands from the RepairCostMatch 2026 cost guides and simple severity/access adjustments. It is not a bid, diagnosis or guarantee. Local conditions can move a real contractor price outside the displayed range.

How the calculator works

The starting range depends on repair category. The tool then widens or narrows the range for the severity you select and adds an access adjustment when excavation, tight crawl-space access or difficult working conditions are likely to increase labor and setup time.

That is useful for planning because two foundation quotes can look wildly different even when both are reasonable. One may include only localized crack work while another includes piers, drainage correction, engineering and restoration. Before comparing the totals, make sure the proposed scopes are actually the same.

Why a foundation repair calculator can only be a starting point

A calculator cannot see soil conditions, measure wall movement, know pier depth, verify drainage, inspect framing or determine whether an engineer or permit is required. Those unknowns are exactly why the same visible symptom can produce very different repair proposals.

Use the estimate to ask better questions: what failed, what method is proposed, how many units are included, whether the quote is for stabilization or lifting, whether drainage is part of the scope, and which costs are excluded.

What to compare in contractor quotes

  • Repair method: crack injection, piers, anchors, beams, drainage, waterproofing or another system.
  • Quantity: number of piers, anchors, supports, linear feet or affected areas.
  • Engineering and permits: whether they are included or billed separately.
  • Access and restoration: excavation, concrete removal, landscaping, drywall, flooring and cleanup.
  • Warranty: what is actually covered and whether transfer terms apply.
  • Price-change conditions: what could legitimately increase the final price after work begins.

When an independent inspection may be worth the cost

If several contractors recommend very different structural repairs, the project is expensive, movement appears significant, or you want a diagnosis separate from the company selling the repair, an independent evaluation can be useful. It is best used as a budget category, not as a property-specific quote. Accuracy improves only after the actual repair method, quantity and site conditions are known.

Should I enter the cheapest or most expensive repair type?

Use the repair type a contractor or engineer actually proposed. If you do not know the method yet, use “General foundation repair” and treat the result as a very broad starting point.

Can foundation repair cost much more than the calculator range?

Yes. Major stabilization, many piers, deep excavation, structural reconstruction, extensive drainage work or difficult access can push a real project well beyond broad national planning bands.
