Cost drivers include the amount of soil to move, access, slope, drainage features, buried utilities, landscaping removal and restoration, retaining conditions and disposal or fill requirements.

Q: Can grading fix every foundation water problem?

No. Grading mainly addresses surface-water flow. Groundwater, wall leaks, drain failures and structural cracks may require other repairs.

Q: Should grading be coordinated with gutters and downspouts?

Yes. Roof-water discharge and surface slope work together, so both should be reviewed when water collects near the foundation.

Foundation grading means reshaping soil so surface water moves away from the house instead of collecting against the foundation. It can be a relatively simple landscaping project or a larger earthwork job depending on slope, access and how much soil needs to move.

What a grading project may include

Soil addition or removal: fill may be added near the house or excess soil moved from high areas.
Slope correction: the finished grade should direct water away from the structure without creating drainage problems elsewhere.
Downspout coordination: roof water may need longer extensions or a separate discharge route.
Drainage features: swales, surface drains or other water-control elements may be included when grading alone is not enough.
Restoration: sod, seed, mulch, beds, edging or hardscape may need to be repaired after soil work.

Why one grading quote can be much higher

Equipment access, steep slopes, fences, decks, utilities, large trees, retaining walls, clay soil, imported fill and landscaping restoration can all increase labor and material cost. A tight side yard may require smaller equipment or more hand work.

Grading is only one part of drainage

Regrading can improve surface-water flow, but it does not solve every wet-basement or foundation problem. If water is entering through groundwater pressure, cracks or failed drainage, another system may be required.

Where will surface water flow after the work?
How much soil is being added or removed?
Are gutters and downspouts part of the plan?
Will any swales or drains be added?
What landscaping restoration is included?
Could the new slope send water toward a neighbor or another part of the property?

Compare the drainage logic, not only the price

A lower bid may include only soil shaping while another includes drain work and restoration. Ask each contractor to show the intended water path and what is included after excavation or grading is complete.
