How much does crawl space encapsulation cost?
An encapsulation quote can include very different work from one contractor to another. A basic ground liner is not the same scope as a sealed system with wall liner, vent sealing, drainage, a sump pump and a dehumidifier.
What may be included in encapsulation
- Ground vapor barrier: material covers exposed soil to reduce moisture entering the crawl space.
- Wall liner: some systems extend material up foundation walls and around piers.
- Sealed vents and penetrations: openings may be closed as part of the conditioned-space strategy.
- Drainage: standing water may require drains or a sump system before sealing.
- Dehumidification: a dedicated unit can be added when humidity control is part of the design.
- Cleanup and insulation: removing wet insulation, debris or damaged material can add labor.
Why quotes vary so much
Crawl-space area, access height, liner material, number of piers, wall height, existing water, electrical work, drainage, sump equipment and the condition of insulation all affect the project. Tight or obstructed spaces usually require more labor.
Encapsulation does not replace structural repair

Questions to ask when comparing bids
- What thickness and type of liner is included?
- Are walls, piers, vents and penetrations being sealed?
- Is drainage or a sump pump required before encapsulation?
- Is a dehumidifier included, and what maintenance does it need?
- Are insulation removal, cleanup and structural repairs included or separate?
Compare the moisture source before the system size
A large encapsulation package may be appropriate, but it should still be tied to a clear moisture diagnosis. If standing water is present, ask how it will be managed before the space is sealed.
