What does basement waterproofing cost per square foot?

Homeowners often search for one waterproofing price per square foot, but floor area can be a poor way to compare many basement projects. A basement with one leaking crack and a basement that needs full perimeter drainage can have similar square footage and completely different repair scopes.

Use square-foot math as a rough comparison only after you understand what each contractor is actually building.

Why square footage can be misleading

Many waterproofing systems follow walls and perimeter drains rather than the middle of the floor. Two 1,000-square-foot basements can have different shapes and therefore different wall and drain lengths.

One home may also need only localized crack treatment while another needs a sump basin, interior drain tile, exterior excavation or finished-space restoration.

Floor area versus perimeter length

A compact square basement can have less perimeter than a long narrow basement with the same floor area. If the proposed system follows the foundation walls, linear footage may be more relevant than total square footage.

Ask the contractor to state how many linear feet of drain or wall treatment are included, not just the basement size.

Interior drainage has its own cost drivers

An interior system can include concrete cutting, trenching, drain tile, stone, a sump basin, pump, discharge piping and concrete patching. Finished walls or flooring may need removal and restoration.

• What does the warranty exclude?
