Foundation repair quote red flags checklist
This checklist is not a contractor blacklist. A missing item is a reason to ask a question before signing. The goal is to make the written proposal clear enough that you can compare scope, not just price.
The diagnosis is vague
The proposal names a repair method but does not explain what condition it is meant to correct or what evidence supports the diagnosis.
Quantities are missing
Piers, anchors, beams, drain length, wall area or other major units are not counted or located in writing.
The goal is unclear
The proposal does not distinguish stabilization, lifting, waterproofing, cosmetic repair or a combination of goals.
Engineering and permits are not assigned
The contract does not state who is responsible for engineering, permits, inspections or related costs.
Drainage is discussed but excluded
Water or soil conditions are part of the diagnosis, but the written scope does not address who handles drainage corrections.
Restoration is not defined
Concrete, landscaping, drywall, flooring, excavation, cleanup or debris removal could be needed but are not included or excluded clearly.
The deposit or payment milestones are unclear
The contract does not state the deposit, when remaining payments become due, or what work milestone triggers payment.
The warranty is only verbal
Coverage, duration, transfer terms and exclusions are discussed but not supplied in writing.
Same-day pressure replaces explanation
A major structural contract is presented as an immediate decision without enough time to understand the written scope or seek another opinion.
Contractors diagnose different problems
One contractor recommends piers, another drainage and another wall stabilization. Clarify the diagnosis before treating the prices as comparable.
